Land subdivision is part of a process of reconfiguring a parcel or “lot” of land

When we undertake a subdivision, we are “reconfiguring” land to create new smaller lots of land. The process could involve combining 2 lots to create 3 smaller lots; divide a single lot into any number of smaller lots; or to create lots from the units within a duplex or multi level building. The latter process which used to be more commonly known as “Strata Titling” is becoming more popular in inner city suburbs where the Local Council’s planning scheme allows the construction of medium density housing such as units or residential (high rise) apartment blocks.

Land subdivision slowed dramatically in 2007/2008 as the Global Financial Crisis (GFC) took effect. With the crisis over we are now starting to see this kind of development activity return, however with the shortage of land for subdivision in inner Brisbane suburbs, most larger land subdivisions are in the outer Local Government areas, for example, the new cities in the Springfield and Ripley Valley suburbs of Ipswich. Here we see Governments working together to provide the infrastructure needed to facilitate the growth of these new areas.
