Since the start of 2013 we have seen a rise in the number of enquiries regarding land subdivision. Investors are slowly returning back to land development as they see opportunities to purchase undervalued land in our current “buyers market”. The Redland City Council’s amended Planning Scheme policy changes this month create more opportunity to subdivide land. The newly amended scheme amongst other things, allows for smaller lot sizes, and also encourages higher buildings in parts of the Medium Density zoned areas.

We are well experienced with smaller scaled land developments and we are currently dealing with Brisbane City Council and Redland City Council with a number of these types of developments.

If you are considering developing your land through the realignment of boundaries or by creating additional lots, we are able to advise you of the possible town planning solutions and best case scenarios from both economic and planning perspectives.

Land development is a costly exercise and yet if done correctly can be useful as part of an investment strategy. Let us prepare a fee estimate for your overall development costs before you get too far down the track, and we will advise you of the potential your site may have for development. We will look at lot sizes and help maximise the yield of the land. We will prepare the necessary plans for Council and gain valuable advice from Council and our network of contacts before beginning the lodgement process.

A site survey with contours and services overlaid will form part of the planning process. We then look after the planning application and will discuss with you some of the benefits of lodging the application on line with Redland City Council.

Negotiating the outcomes is important. We will always check through Council’s development approval and ensure you understand and agree with ;the conditions.

Where negotiations or appeals are required, we will assist our clients in this process as well.

Should you be interested in talking to someone about your project, please call our office on 07 3821 3473 and we will be happy to discuss your project with you.

Send us your details and we will provide our fee proposal at no cost to you.
