Information About Subdivision of Land

Subdivision plan
Thursday, October 24, 2013 - 17:40

Land subdivision is part of a process of reconfiguring a parcel or “lot” of land.

When we undertake a subdivision, we are “reconfiguring” land to create new smaller lots of land. The process could involve combining 2 lots to create 3 smaller lots; divide a single lot into any number of smaller lots; or to create lots from the units within a duplex or multi level building. The latter process which used to be more commonly known as “Strata Titling” is becoming more popular in inner city suburbs where the Local Council’s planning scheme allows the construction of medium density housing such as units or residential (high rise) apartment blocks.

Land subdivision slowed dramatically in 2007/2008 as the Global Financial Crisis (GFC) took effect. With the crisis over we are now starting to see this kind of development activity return, however with the shortage of land for subdivision in inner Brisbane suburbs, most larger land subdivisions are in the outer Local Government areas, for example, the new cities in the Springfield and Ripley Valley suburbs of Ipswich. Here we see Governments working together to provide the infrastructure needed to facilitate the growth of these new areas.

Our team of professionals provide development consulting services to assist all developers with their particular needs for reconfiguration projects. We assist in planning for applications for land subdivision or the rearrangement of boundaries. Unit developments can be surveyed, measured and a Survey plan prepared for the creation of individual titles. This type of Survey Plan is called a Building Format plan and is accompanied by a Community Management Statement. If you are looking to build two or more units and require assistance in the planning, we are able to give you advice as to the steps you may need to take to get your project moving. If you own a house built across two lots and would like to realign your dividing boundaries to free up space for a second house, we can assist you. We regularly provide advice and estimates for our client’s development costs be it for large or small subdivisions.

If you have a block of land you wish to subdivide, contact our office for a free fee proposal. One of our friendly professionals would be happy to discuss your project with you. We can confirm your land’s development potential within the current planning regulations, and will guide you through the development process to get the results you are looking for.
